Planning & Budgeting

Initial Client Meeting – Get to know your builder and understand our core values. At 4GK Construction Inc., we take the time to introduce ourselves and answer any questions you might have. It’s important for us to understand you as a client and start visualizing the home you want to build. We will help determine which house plan can work on the lot you’ve purchased. We are happy to walk the lot with any prospective client, discussing what is needed to make the home you desire fit your lifestyle and budget.

Preliminary Services & Initial Budget – Once the initial vision and budget for your house have been discussed, 4GK Construction Inc. will prepare a preliminary services package outlining the requirements for the permit stage. If you want to move forward, we will request a preliminary deposit and work hand-in-hand with the other required professionals to start planning and mapping your project. 

Plans & Specifications – Start designing your home! We work with designers to provide a preliminary floor plan and style of house that will fit on your purchased lot. During the planning process, 4GK Construction Inc. will guide you in determining the specifications for your home’s desired finishes, features, and functionality, ensuring there is no budget creep. These features and components will then be consolidated into the start of the final plans.

Permit Approvals & Final Budget – Once we have finalized all requirements, received formal plans, and specification approvals, we will get the permit office involved. 4GK Construction Inc. will start the final budget and permit process. This involves sending copies of the plans to our trusted trades and suppliers for quotes. If the quotes are not satisfactory, we will renegotiate or look elsewhere. The plans will be submitted to the local Building Department for permits. All the paperwork is prepared by 4GK Construction Inc., including the necessary follow-ups.

Budget Review – Once all quotes have been received, 4GK Construction Inc. will arrange a meeting with you to review the budget. Every item involving the house will be discussed. At this time, changes can be made to the budget to accommodate your needs. Once the budget has been reviewed and agreed upon, a construction agreement will be produced between you and 4GK Construction Inc., and construction will begin. An additional deposit will be required at this stage.

Finishes & Color Selections – As the process begins, you will need to choose finishes and colors for your new home. If desired, 4GK Construction Inc. can provide an Interior Designer to assist you in making style and color decisions. You will meet personally with the designer, who will correspond throughout the building process to ensure the proper selections are being made.

Budget/Invoice Review – During the building process, you and 4GK Construction Inc. will regularly review the budget. Each review provides an opportunity to review all invoices pertaining to the house and the overall budget. These reviews are done at the completion of the foundation, framing, drywall, substantial completion, and final completion stages. At each review, you will be given an invoice of billing to date.

Execution & Monitoring

Site Preparation – Before we begin excavation, a thorough site review is conducted. We discuss critical aspects such as home placement, setbacks, elevation, retaining walls, tree removal, and utility connections. This ensures a smooth start to your project.

Framing – Once the framing is completed, we schedule an on-site meeting with you to go over important details like back-framing, plumbing placements (e.g., hose bib locations), Electrical placements (e.g., outlets, light fixtures, audio/visual components), HVAC elements (e.g., fireplace finishes), and cabinet layouts. This meeting ensures everything still aligns with your vision.

Inspection

Pre-Move-In Walk-Through – As we approach your move-in date, we conduct a comprehensive walk-through of your new home. During this session, we review all the features, discuss maintenance tips, and identify any issues that need to be resolved. A detailed list of any deficiencies is created and promptly addressed by our dedicated team.

Completion

Handover and Move-in – At this stage, we officially hand over the keys to your new home. Along with the keys, we provide a detailed homeowner maintenance manual tailored specifically for your house. This comprehensive guide includes maintenance schedules, contact information for key trades involved in your project, detailed warranty information, and much more. This ensures you have all the necessary resources to maintain and enjoy your new home for years to come.

2-5-10 Year Warranty

One-Year Inspection – A year after you’ve settled in, we schedule a follow-up inspection to ensure everything in your home is performing as expected. Any service items identified are documented and addressed by the appropriate trades.

Warranty Coverage – As a BC Housing home warranty provider, 4GK Construction Inc. stands behind the quality of our work providing a comprehensive 2-5-10 year Travelers Guarantee Warranty. This warranty will be registered with your home upon completion, providing you with peace of mind for years to come.
